Pre-leasing:
1. The lease agreement is conditional upon receipt of proof
of funds deemed satisfactory by the landlord.
2. The lease agreement is conditional upon verification of
the tenant's credit report, rental references, and payment
history, to the landlord's complete satisfaction.
3. The tenant authorizes the landlord to conduct any credit
check, rental reference check, and payment history check,
including through the Corporation of Quebec Landlords
(CORPIQ), and to be satisfied with the result.
4. The tenant must provide proof of liability insurance ($2
million) for the term of the lease before signing.
5. The tenant must provide a letter confirming the transfer
of the Hydro-Québec account.
6. The tenant must read and accept the building regulations.
7. The tenant is responsible for complying with all rules
and paying all move-in and move-out fees required by the
condominium association.
8. The Quebec lease will be written in English or French.
During the term of the lease:
9. Only tenants whose names appear on the promise to lease
and the lease agreement are authorized to reside on the
premises. Any unauthorized presence will be considered a
breach of the lease.
10. No pets allowed.
11. The tenant agrees not to consume, cultivate, smoke, or
vape tobacco, cannabis, or any other illegal substance in
the interior areas of the premises, common areas, or on the
property to which they belong, and not to allow anyone else
to do so.
12. Renting via Airbnb or any other similar short-term
subletting is prohibited. Any such activity will be
considered a serious breach of the lease.
13. The tenant is responsible for any fines, penalties, or
costs resulting from their own, their occupants', or their
guests' failure to comply with the building regulations or
the declaration of co-ownership.
14. The tenant is responsible for all costs related to the
loss, breakage, replacement, or failure to return keys,
access fobs, access cards, or remote controls.
15. The tenant is not permitted to sublet or assign the
lease without the landlord's written consent.
16. The tenant may not drill, nail, screw, fasten, or
install anything on the walls, ceilings, or other surfaces
without the landlord's prior written consent. The tenant is
responsible for any damage and the cost of repairs.
End of Lease:
17. The tenant is required, at their own expense, to return
the property in its original condition (including
appliances), taking responsibility for any damage (beyond
normal wear and tear) and cleaning costs.
18. At the end of lease, the property must be returned in
the same condition as at the start of the lease, that is,
with all its equipment and accessories, and in its original
general condition.
